Vertex is well positioned for this next decade as we are designing several brand new residences. We have also almost finished work on our longest ever project, a renovation and large addition to an existing single-family residence in the South Miami area near St. Thomas Catholic Church. The renovation and addition of the house is complete. Now the exterior work of adding a pool, driveway, outdoor kitchen, exterior fencing, landscaping including a vegetable garden, irrigation, and other amenities is underway and under construction.

We have landed another great project of a large addition & renovation to an existing single-family home for a discerning contractor and their family in Palmetto Bay, Florida. This contractor and their family previously hired another architecture firm but was dissatisfied with their services and final product even though the plans were approved by the Village of Palmetto Bay. They have since switched to Vertex to bring their family a true 21^st century design and living experience.

Another service Vertex proudly provides is the famed 40-year inspection reports for properties throughout South Florida. Vertex continues to provide structural and electrical inspections for these 40-year inspections that are required of all non single-family and duplex buildings in Miami-Dade and Broward counties once the buildings turn 40-years old, and then every 10 years thereafter.

Vertex has designed several greenhouses before, but was just awarded the commission of the first greenhouse designed by Vertex along with a local designer to be attached to a living area. This will be a true inside outside style of living for the homeowners and their family in Southwest Ranches.

Oftentimes homeowners face a violation for doing additions and other work without the approved permits. Sometimes a violation can also come about due to an addition or other work being without the approved permits for work that was done before the current owners bought the property. Vertex is proud to have been begun another great project consisting of combining 2 adjacent existing units in a prestigious ocean-front SoFi (South of Fifth neighborhood) Miami Beach condominium residence. The 2 units will be renovated and combined so as to flow seamlessly into one another and give the family and their young kids unique spaces fitting their desired beach lifestyle.

We have landed another series of great projects as we have been contracted by a local developer & general contractor group to do a series of spec single-family residences all over Miami-Dade County. This series of single-family homes is named after famous world cities such as Andalucia, Barcelona, Cordova & Fortaleza, Brazil.

Vertex just embarked upon what it foresees as its longest ever project: a renovation and large addition to an existing single-family residence in the South Miami area near St. Thomas Catholic Church. The original house built in 1962 has never been updated and remains much as it was in 1962. A completely new front door location, a new kitchen facing the ample backyard, a new garage/mudroom/storage area will be added, a master and another bedroom wing addition, opening up several of the dropped down ceilings to expose the higher roof profiles, a larger expanded terrace with outdoor kitchen, and other amenities are some of the many items that will be added and improved upon. This unique solution also will include an Administrative variance where Miami-Dade County will allow Vertex and the homeowners the opportunity to locate the addition 12.5’ closer to the street and 7.5’ closer to the side property line than what is allowed by the zoning code –something Vertex has successfully done 10-15 times before.
